Pelosi has explained to John Dean what her reasoning is, and he thinks it’s wise (see his Twitter account). Dean did not reveal what she told him, though. For myself, I am concerned that Drumpf will “pull a Nixon” and resign, having made a deal with Pence to pardon him. Most likely Pelosi thinks this as well, as she reportedly said she wanted him in prison (presumably on federal charges) rather than impeached. That would not happen if he pulls a Nixon, at least at the federal level. The best they could do then would be to rely on the states to go after him, and there’s a good chance they would not (except New York, possibly,).
This is why the Nixon blanket, pre-indictment pardon should have been challenged. It is frankly absurd to pardon a person who hasn’t even been indicted yet. We’re still living with the results of a precedent that should never have been set.

No one could reasonably believe that Trump is not guilty of lots and lots of stuff. The problem is that I know a bunch of people who UNreasonably believe it. And, a whole bunch of other people who are marginally interested and would believe that the news reports, in which Trump would declare that since the senate found him innocent he is pure as the driven snow. The idea that it is the moral, patriotic, honorable thing to impeach him because he is obviously guilty makes some sense. It makes more sense to believe that it is the moral, patriotic, honorable thing to do what is best for this country, and setting Trump up to be declared innocent by the senate is not in the best interests of this country.
The problem is that Pelosi is from the Old School of Politics where the New kids are supposed to Kiss Her Ring and wait until she Dies for their “Turn”.
If impeachment hearings start late this year then all of the negative information will come out in 2020. By June, 2020, all Pelosi needs to say is ‘let the voters decide in November.’ No impeachment to be referred to the Senate where the Republicans would have ‘exonerate;d’ Trump by not convicted him. Trump would be tried by pubic opinion and he will be found guilty.
Nancy Pelosi needs to start impeachment HEARINGS which will give more power to subpoenas and will force people to testify or be fined or imprisoned for contempt. She may be waiting for this to have more impact closer to the election, but I think she is underestimating the obstructionist behavior of the Repubs and Trump.
