There are more contributing factors to why housing is so damn expensive than you can shake a 2×4 at. But many of those factors contribute to one larger factor – the lack of housing production. Simply put, demand has outpaced supply for years and we all know from Econ101 what that means. We haven’t recovered from the Great Recession when it comes to housing production and in many markets we weren’t even coming close to keeping up with demand before that. If every developer/home builder doubled their current output of housing units it would take over 5 years to eliminate the current backlog. That won’t happen. In fact, production will not make any substantial dent in the deficit in the next 5 years. Actually, it’s likely to tick downward. Long story short, don’t expect housing to suddenly become more affordable any time soon.
