    Someone I know works for a company which completed a massively expensive headquarters just before COVFEFE-45 became pandemic. The company’s considering how many days per week it wants employees to come in to get some use out of the new building.

    The first panel is very true but the second is problematic at best. And very much disconnected from the first.

    The overwhelming majority working from home are working for the same employer they had at the beginning of the Covid debacle. Not in new businesses they started from home. They are working from home because employer created the means and method to do so.

    The “other things” is typically those who lost their brick and mortar jobs, sitting home collecting the inflated unemployment benefits subsidized by tax payers. They may or may not have a “soul sucking” job to return to. A huge number of small businesses went under, bankrupting the owners, destroying hundreds of thousands, more likely millions of jobs.

    A number of red states have chosen to discontinue the the extra federal $300 per week subsidy. And BOOM. Local unemployment rates immediately start to reduce. We have something like 7 million job openings right now, yet the Administration has chosen to extend unemployment subsidies.

    In some areas of the country this means a person can stay home and “earn” more than if he goes back to work. With the subsidy the total can reach or exceed $1000 PER WEEK. If both spouses are out of work a family may be taking in $100K for the year.

    On the topic of working employers allowing people to work from home…expect to see a massive increase in this method going forward. One of the complaints about telecommuters is that they are not as productive when working from home.

    However, employers with a large base of home based employees are suddenly discovering massive savings in rent, overhead and other expenses related to maintaining a physical office. This is especially true for large tech driven cube farm businesses.

    Employers are looking hard at the tradeoffs. Lower productivity vs lower operating expenses. I predict a massive permanent expansion of home based employment. And, a corresponding decline in the commercial property sector.
