I rented a house out once upon a time. Here police serve eviction notices not the landlord and the tenant can refuse to take the papers.The tenant didn’t pay me for months. I went through the magistrate and it took 6 to 8 months to evict them. That was after months of non payment. I let him not pay for awhile (for his kids) He didn’t even appreciate it. He left owing me well over a three thousand dollars and I had to pay court costs on top of that, not to mention he trashed the house and destroyed much of the work I had done to it.. I sold the house (as is) Sold at a reduced price from what it would have been worth if not for his destruction. Renting was too much of a headache. That was the second tenant to do that exact same thing to me.
